In retail, the rule is “Location, location, location.” In medicine, it sounds different: “Technical conditions, parking, location.” If you rent a space with a magnificent view of downtown Warsaw, but it has low ceilings or no space for a ventilation unit, you will never get a license.

Critical Requirements (Checklist)
Before signing a 5-10 year lease, check the property against these points:
Ceiling Height.
Minimum 3.0 meters clear height for most offices.
2.5 meters is allowed, but only subject to obtaining consent from Sanepid (odstępstwo), which takes time and is not guaranteed.
Disability Access.
If the clinic is not on the ground floor, an elevator is mandatory. Moreover, an elevator that fits a wheelchair (minimum 1.1 x 1.4 m).
The disabled toilet must be equipped according to strict standards (handrails, wheelchair turning radius of 1.5 m). No space for such a toilet? No license.
Light and Windows.
Medical offices must have access to daylight. The ratio of window area to floor area is at least 1:8. “Blind” (windowless) rooms are suitable only for utility rooms.
The “Developer State” Trap
Many investors like to take new “concrete shell” premises.
Pro: You can customize everything.
Con: Developers often do not install sewage outlets at the required points. Chasing the floor and laying pipes across the entire hall can cost tens of thousands of zlotys or be technically impossible due to the thickness of the screed.
Competition Analysis
Besides technical standards, we look at the map. Opening the twentieth dental clinic in the Miasteczko Wilanów district is risky. Opening one in an older residential area (Ursynów, Mokotów), where solvent families live but competitors sit in offices from the 90s, is profitable.
