How Much Does It Cost to Open a Clinic in Poland? Revealing the Real Expense Estimate

1. Premises and Renovation (Adaptacja lokalu)

Medical renovation is the most expensive type of finishing work.

Project: Technological and architectural designs, approvals with experts — from 15,000 to 25,000 PLN.

Renovation: Taking into account Sanepid requirements (ventilation, washable walls, specific electrical wiring), the cost per square meter is 3,000–5,000 PLN.

Total: For a 100 m² space, you need to budget 300,000 – 500,000 PLN.

2. Equipment: The Magic of Leasing

You don’t need to buy all equipment with cash. Medical leasing is well-developed in Poland.

Down Payment: Usually 10–20% of the equipment value.

Example: A dental unit + X-ray + furniture costs 200,000 PLN. You only need to pay 20,000 – 40,000 PLN upfront. The rest is split into monthly payments covered by the clinic’s revenue.

3. Licensing and Legal

An invisible but mandatory expense item.

Registration of Sp. z o.o. (LLC), civil liability insurance (OC), entry into registers, state fees, contracts with BDO (waste) — about 10,000 – 15,000 PLN.

4. Launch Marketing

Opening without advertising means sitting for three months without patients.

Website, branding, photoshoots of doctors, and a launch campaign on Google/Facebook require a budget of 20,000 – 30,000 PLN for the first 2 months.

5. Financial Cushion

A clinic does not break even on day one. You need a reserve for receptionist salaries, rent, and taxes for 3–6 months in advance.

Recommended reserve: 100,000 – 150,000 PLN.

Summary

To open a fully operational “turnkey” clinic in Warsaw, an investor needs capital ranging from 450,000 to 700,000 PLN (approx. 100,000–160,000 EUR).
